Real estate has been the family business for 31 years.

Anvaya Realty exists because we kept getting asked the same question by people we knew: "Is Dubai property actually worth it, and who do I trust to help me buy it?" We built Anvaya to answer that properly.

Where this started

Our family has been developing residential real estate in Mumbai for 31 years — 15+ projects completed, roughly 20 lakh sq ft delivered, and another 3 lakh sq ft currently under construction. That's where we learned how developers think, how projects are actually priced, and where the gap is between what a buyer is told and what a buyer should know.

Anvaya Realty takes that same grounding and applies it the other way — representing the buyer, not the developer, in Dubai's market.

Why Dubai, why now

Indian investors have been moving into Dubai real estate for its rental yields, the absence of an annual property tax, and the ease of holding property as a global asset. But most of that interest gets lost in translation — sold to, rather than advised — because there's no one on the ground who's obligated to the buyer rather than the project.

Anvaya is that obligation, made explicit.

The founders

Nidhi Anand Batra

Nidhi Anand Batra

Co-founder, Anvaya Realty

Nidhi has spent her career inside the family's Mumbai real estate business, closely involved in the execution of its ongoing developments — including the 30-storey tower currently at launch in Panvel and the 17-storey tower nearing completion in Thane. She understands construction timelines, project economics, and what actually determines a property's long-term value, not just its asking price — and applies that same scrutiny to every option Anvaya recommends to a client.

Viren Batra

Viren Batra

Co-founder, Anvaya Realty

Viren brings a finance-first lens to real estate, sharpened by a Business Administration and Finance degree from Canada and years of hands-on work across the family's Mumbai developments. He reads a project the way a developer does — cash flow, payment schedules, construction risk — so that when Anvaya negotiates on a client's behalf, it comes from genuinely understanding the numbers, not repeating a broker's pitch.
